A 240-plot residential subdivision on sloping riverfront land — road network, drainage, water supply and full grading, delivered as one coordinated civil package.
The site fell sharply toward the river, leaving little room for a gravity drainage system and risking flood exposure on the lower plots. The developer needed maximum sellable yield without compromising buildability or approval.
Earlier layouts from another consultant placed roads and levels that would have required heavy retaining works and an uneconomic earthwork balance.
We re-set the grading first — balancing cut and fill across the slope — then routed the road network and gravity drainage to follow it, so the levels, services and plots agreed from the start.
Stormwater and sewage were sized for the catchment and tied into a single coordinated public-health layout, with the water-supply network laid in alongside.
The final scheme preserved plot yield, kept retaining works to a minimum and delivered a fully coordinated DWG set the contractor could build from directly.
